Virginia Settlement Request / Title Order for Purchase or Refinance
The Gentleman Closer offers Real Estate Settlement Services to the Northern Half of Virginia. There are several ways to utilize the services offered by The Gentleman Closer and we want to explain to you the differences and how to make sure that Jack Fleming is there to conduct your Purchase or Refinance Settlement in Maryland. Remember we can conduct the settlement when ever and how ever you request. We want to make sure everyone leaves the table happy and informed. You have the right to choose your Settlement Agent and Title Insurance Company. We will outline the ways to ensure The Gentleman Closer will be there for you:
Direct Consumer Request in Virginia
If you are a past client and remember us but have already chosen your own Title Company and Lender but want us to complete your Settlement, have your Title Company give us a call and schedule it and we will do our best to be there for you. Most of the time, the title company will absorb our fees however they can be added as a line item if needed or a personal check.
Realtor Title Order and Settlement Request in Virginia (preferred)
When your Agent or Realtor has a ratified Purchase Agreement, they can send that directly to me and I will shop Title Fees with at least 3 different Title Insurance companies and transmit that information to your lender to prepare an accurate pre-hud and select a Settlement Date in compliance with your contract. Remember that you the buyer or seller has the right to choose your Settlement Agent and Company.
Lender Title Order and Settlement Request in Virginia (preferred)
When speaking with your loan officer or lender let them know that you have chosen The Gentleman Closer to conduct your settlement and to send him the Title Insurance Order with a pre-determined Title Company or we can also shop rates and fees as well. This will be coordinated with accurate information for an accurate pre-hud along with RESPA disclosures.
Title Company Settlement Request only in Virginia
Your lender has their own Title company or your Realtor has already ordered Title through an affiliate Title Company but you still want The Gentleman Closer to conduct your settlement, please inform the Title Company that you have chosen them for Title and Escrow but The Gentleman Closer to conduct the Settlement. They will contact me and that is it.
Meeting by Chance in Virginia
We have never met before but your lender already has a relationship with a Title Company and you think that someone from that company will be conducting your settlement. However either due to time restrictions or location of settlement, that title company has utilized my services as a Vendor and sends me to conduct your settlement as their representative.
