Many people listen directly to a Realtor or Lender that will introduce you to another person to help you through the process. Sometimes this is a blessing and sometimes this is a curse that will make you want to give up. When you ask us, we will do our best to make sure that you are paired with other ethical professionals to make sure you have a fighting chance with your offer.
You have done everything right but your offer still is not accepted or ratified. What now? Keep at it and do not give up. Often we have seen where one party or even two parties in the transaction are doing what they are supposed to do, but the one person that needs to complete a task is lacking. It makes things really hard on everyone and sometimes will delay, or even kill the deal. We have seen it time and time again and there is no good reason for it. First Time Homebuyers
It is of the utmost importance that all parties in the transaction establish clear communication channels between both agents, your lender, and the title company and settlement agent. You will always want to speak to the title company at least one hour or more before attending the settlement to make sure the numbers are correct. Title Companies do what you lender tells them to and once a Hud 1 is prepared for approval, there is very often small changes that could effect you. Read and learn about the process, talk to others and know what you need to know before you arrive. If you have any questions, it is always wise to ask before you get to the closing table. Last minute clarifications and explanations happen during the closing process and we will be going over that in another section of the website.
